Why would I need a second opinion if I already have a real estate agent?
Your agent’s compensation is tied to closing the deal, any deal. Our role is different: we provide independent advice focused solely on protecting your best interests. We are incented to help you get the best price for your home, secure the most qualified buyer, engage with an escrow/title firm that isn’t charging exorbitant fees, and ensure you mitigate risks.
How does the second opinion process work?
It all depends on what you need. It begins with a FREE discovery call to assess your specific situation. Maybe you want to share your listing with us and assess why it’s not received offers yet. Or maybe you want to upload your listing agreement and see if you can get out of it because you’re unhappy with your agent’s performance. Or maybe you want to upload a purchase agreement and have us help you assess red flags and risks. No matter what, we will help you where you need it so you can work collaboratively with your agent or help you find a better one if you so choose.
What types of documents do you review?
We review it all. Including purchase agreements, listing agreements, seller disclosures, inspection reports, counteroffers, and any other transaction documents. We also review escrow settlement estimates to help you ensure the best pricing in the industry. When you’re buying a multi-million dollar home and paying agent commissions, the last thing you need is exorbitant fees from your escrow firm. But the industry doesn’t want you to know that you can actually cut closing costs dramatically if you have us on your side.
Do you replace my real estate agent or attorney?
No. While we will work collaboratively with your agent if you’d like us to, we think we do our best work when we are icognito in the background. That’s where we focus on educating you and helping you the most. We complement an agent’s work by giving you a truly neutral perspective. You get to stay with your chosen agent or attorney while benefiting from additional clarity. Should you realize you need to change your agent, we can assist with that process as well.
How long does a review take?
Turnaround is typically 1–3 business days, depending on the complexity of the transaction. Expedited reviews are also available.
How much does a second opinion cost?
